Booking & Payment A confirmed booking is created once payment has been received. Guests must provide accurate contact details and agree to these Terms & Conditions at the time of booking.

Check‑In & Check‑Out Check‑in and check‑out times must be followed unless agreed in advance. Early check‑in or late check‑out may not always be possible.

Guest Responsibilities Guests agree to use the property respectfully and follow all house rules. Any damage, missing items, or excessive cleaning required after departure may result in additional charges.

Occupancy Only the number of guests stated in the booking may stay at the property. Additional guests are not permitted without prior approval.

No Parties or Events Parties, events, or gatherings that may disturb neighbours are strictly prohibited.

Smoking & Pets Smoking is not allowed inside the property. Pets are only permitted if explicitly stated in the listing and I would like you to share a picture.

Cancellations Cancellation terms vary by property and will be shown during the booking process. Refunds, where applicable, will follow the stated policy.

Liability We are not responsible for loss or damage to personal belongings during your stay. Guests should ensure valuables are kept secure.

Safety Guests must follow all safety instructions provided at the property. Any issues or hazards should be reported immediately. Please use common sense.

Right to Access In rare cases, we may need to access the property for urgent maintenance. Guests will be notified whenever possible.

Marketing & Communications By completing a booking, guests agree that we may contact them regarding their reservation and stay. With the guest’s consent, we may also send occasional marketing emails, including updates, news, and special offers. Guests can unsubscribe from marketing communications at any time by using the link provided in each email or by contacting us directly. We do not sell or share personal data with third parties for marketing purposes.
